South Carolina Man Taking The Headache Out Of Listing, Renting And Managing Your Property.

Greenville, SC — Renting a property to someone who subleased it turned into a bad situation for Victor Sanchez. “The ones that were subleasing were building their own kitchen inside my closet,” he explained. “They were giving me a mess to repair.”

“I was renting to people on faith,” Sanchez said. “That didn’t turn out too well.”

Sanchez knew he needed assistance to handle his properties and found Property Management Inc. which lists, rents and manages properties in a straightforward manner. He was so impressed with the business that he became a franchise owner.

“I always knew I’d get into property management, I just didn’t know when or where,” he said. “I bought into the networking aspect of the franchise.”

Property Management Inc, PMI, began in 2009 and now has 317 franchises including four overseas. The owners collectively meet virtually to share ideas and address issues, creating a networking group that Sanchez believes is key to success. His franchise is PMI Southern States, located in Simpsonville and focusing on properties around Greenville and Spartanburg.

He opened last fall and despite the pandemic has had great success which he attributes to one thing: persistence. His past experience working in a call center prepared him to reach out to a multitude of people who might benefit from his services today.

“Getting on a phone and getting rejected, that doesn’t faze me. I’ve done that my whole life,” Sanchez said.

Because he’s been on both the owner and renter side of business he understands what both parties need and how he can help them.

“There’s a lot of people just getting into rental property now, but they don’t know the background behind it,” he said. “They tend to realize I’ve been there and done that.”

One important aspect to his business is transparency. His price structure is listed clearly on the website. Soon he’ll be listing his property management and lease agreements.

He has undertaken certain business practices that help both the renter and the property owner. A credit restoration program helps renters who may have struggled with credit in the past. When a tenant pays in a timely manner, that information is reported to the credit bureau to help boost their scores.

“Everybody deserves a second chance,” he said. “You never know who’s going to be a future property owner or investor.”

Property owners have access to a list of vendors and PMI will periodically inspect the properties to ensure it’s well-maintained.

Sanchez won’t discourage someone from trying to manage their own property but knows that he can save them a headache while offering additional benefits.
